METALLICA's James Hetfield To Subdivide His Property For New Homes

According to Marinij.com, METALLICA's James Hetfield, who two years ago stirred controversy by erecting a fence blocking a popular trail that cut across his 600-acre Rocking H 2 Ranch, wants to subdivide the lower part of his Lucas Valley property to provide 34 home sites.
Hetfield, who has dedicated 330 acres of the ranch at higher elevations to the Marin County Open Space District, seeks to cluster 27 homes on acre lots on the lower portion as allowed by zoning - while remaining eligible for seven more residences governed by low- and moderate-income housing regulations.
The project would be centered across from the existing 34-home Westgate subdivision at Bridgegate Drive on Lucas Valley Road, north of San Rafael.
"There will be plenty of opportunities for community review and comment," Supervisor Susan Adams said, noting formal review of the project could be a year or more away. "I will be engaged with my community along the way."The project is outlined in a "pre-application" submitted this month by planning consultant Scott Hochstrasser of IPA Inc., along with a $3,700 county fee payment to Principal Planner Ben Berto "based on advice we received from you on how best to proceed."
Hochstrasser said Hetfield is "just exploring concepts" at this point.
